The Company: To undertake the development, Cooper Kenya Limited created a wholly owned subsidiary called Hewton Limited which
is acting as the developer. Subsequently, Hewton will transfer lease for the land to a management company, which will issue sub-leases to all buyers.

Phase II House Types
House Type II
21 units on 3 levels (owing to the site topography) having the carpark, DSQ and yard located on the lower ground floor with the main living areas located on the upper ground and first floors. The house has a total plinth area of 182 M2 and sits on a plot of 252 M2.
House Type III
24 4-bedroomed units each comprising an entry porch, lobby, split level lounge with dining, cloakroom, kitchen with external yard and splash area, guest bedroom and bathroom on the ground floor, and master bedroom ensuite with balcony, family room and 2 large bedrooms with a shared bathroom on the first floor. The unit has a self-contained domestic staff quarter, parking for 2 vehicles and a large garden. The house has a total plinth area of 195 M2 and sits on a plot of 288 M2.
External works for each unit include a concrete block driveway/parking, chain-link fencing and landscaping. The Development
The project entails the development of 127 maisonettes on the parcel of land. The land was previously used for animal health research but changes in the dairy industry eliminated the need for Coopers to rear animals. As a result, this land now represents an unutilized and non-performing asset in the Coopers Balance Sheet.
The main objective of the project is to develop housing for outright sale to the public and to make a modest contribution to the supply of middle to upper middle income housing in Nairobi.
Construction Methods and Materials
Construction materials used in the project are standard and include:
| Foundation: | Reinforced concrete (RC) strip foundations, 150 mm thick ground floor slab laid on well compacted hardcore filling. Foundation walls are 200mm thick masonry stones. |

Location & Site Infrastructure
The site is located in Loresho, a fully developed upmarket residential suburb of Nairobi, and is accessed through the Kenya Sugar Board Slip Road, off the dual carriage Waiyaki Way. It covers 10.234 hectares and is located approximately 12 km from the CBD and 6 km from the Westlands shopping centre. The title to the land, registration L.R. No 27759 is held by Hewton Limited, a fully-owned subsidiary of Cooper Kenya Limited, under a leasehold title with a term of 99 years from 1st August 1974.
The title is free of any encumbrances. The land was previously zoned for agricultural research, office and residential use but a change of user has been granted by the Nairobi City Council rezoning it for medium density residential use. Off- and on-site infrastructure services are provided as part of the project on this previously unserviced site.
On-site & off-site infrastructure
The access to the estate is located along the tarmaced slip road leading to the Kenya Sugar Board offices, about 200 metres off the busy highway. A small sum has been provided in the budget for lighting and other enhancements to this road.
Electricity mains pass along this road and power has already been stepped down and connected to the site, via a small substation.
The mains water supply line is located along the Waiyaki Way about 500m away and is already extended to the site. Cooper Kenya has a borehole on its office compound which adjoins the site, and it intends to connect and reticulate this supply to the estate to augment the NCC supply. The neighbourhood of the project comprises low density developments on septic tank.
The developer, therefore extended the NCC trunk sewer to the site from its termination point about 2km away to support the approved higher densities.
